Profile

AlanyaByg was founded the 1. January 2005 for building and selling high quality houses and villas on the south coast of Turkey.

AlanyaByg has been founded by building enterprise JS-Huse Aps by Jan Servé and consulting engineer and building enterprise JA - Miljø & Plan by Jesper Arffmann. Both companies have made quality buildings in the south of Zeeland - both normal villas and holyday houses.

We build with Danish building principals as far as Turkish regulations allows, and at our own projects we follow the building process very close – in many periods we stay in Alanya for daily inspections.

AlanyaByg is cooperating with Irish “Pearl Construction and Real Estate”. We represents the activities of Pearl Construction and Real Estate in Denmark, through presentation and marketing apartments sold through here.

Business Strategy
AlanyaByg knows that the dreams and wishes are individual from family to family. We have time to listen to you so that we can give you the best guidance. No big groups will occur. We weight quality far more than quantity. We do not have a lot of different projects. We pick a few very different projects due to style and site, but all with a very high quality.

All paperwork is done by one of the most respected law firms in Turkey - Ergün and Ergün.

By AlanyaByg you are in good hands for a safe deal.


Buying process

Step by step
If you go to Alanya by yourself, we can arrange for a pick up at your hotel and go looking at the estates of witch you might be interested. The better you are prepared, the greater a chance that we can find exactly the right villa or apartment for you.

If we find the right estate for you, we sign a sales promise contract in English (3 pages plus enclosure), with price, conditions of payment (how much in cash and when the rest has to be paid), what is within the price, informations from buyer and seller (special conditions), guarantee etc.

You can sign the sales promise contract in Alanya or back in you home land, but you will have to fix the official papers in Alanya.

At the notary office a power of attorney is made, so the lawyer can fulfille the deal. At the notary office, an official translator is going through the documents with you to make sure, that you are aware of what you sign. After this you have to pay cash or transfer from bank a payout, and our attorney start the official process to get tapu, arranging for water, gas, electricity, public tax etc.

Costs
AlanyaByg sell after the concept where the apartments are equipped with alle white goods and with airconditions. We also garantee a maximum for expenses like taxes, fees, all kind of applications etc. will not extend 2500 EUR for normal apartments, and 4.500 EUR for penthouse apartments and villas..

You cannot find an easier and more secure way of buying property in Turkey.

Estimated yearly costs
Public tax of houses is 0,1 % of public evaluation of house and normally 30-90 EUR.
Electricity approx. 0,15 EUR/kwh.
Water approx. 0,75 EUR/m3.
Inspection, cleaning of common areas etc. depends of the amount of work to be done, but typically 200-800 EUR/year.
Insurance is rather cheap approx. 150 - 300 EUR

Most banks have started automatic payment of bills. A “modern” bank is HSBC in Atatyrk Cad.

AlanyaByg will guide you through - also after you have bought. We get you banaccount, take care of all applications to authorities and supply service, buying furnisher and so on.

General considerations / good advises
First of all find out your needs.

  • Do you want a quiet place or du you want to stay right in centre.
  • Consider the importance of view to sea, mountains and distance to town centre and beach – price will depend on that.
  • Will you have your own car, or will you get around walking, by bus and by taxi?
  • Do you want villa, where you in very high extend can be yourselves, or do you want some extend of social engagement around the common pool and other common facilities.
  • If you do not buy by an authorised real estate get a lawyer to help you!!!
  • Remember that in Turkey you buy as you see the apartment. When you sign, the seller has no responsibility any more (only if you can prove, he has hidden something).
  • Always check water and electricity. If it does not function keep a good deal of money on your own account until everything works.
  • Never pay in advance. If you pay by rates, then only pay for finished stages.
  • Remember to write down in sales promise contract what is within the price (white goods, fees, air-conditions…..). You might see a full equipped show apartment, but that is no guarantee that you will get the same things in the end.
  • Is there after trade service, so you will be helped until you have moved in?
  • Is there an owners association so maintainens will be done?

Turkey respects your last will from home country. If you do not have a last will, Turkish law of heredity will be used.

If you buy a property by us, you will not be charged.
